How ClariSale works

One place from adding a property through to completion, with the same information visible to everyone who needs it.

From first question to completion

  1. Add your property

    You answer a set of plain questions: tenure, price basis, council tax band, energy rating, known defects, rights and restrictions, and who lives there. Each answer records where it came from.
  2. Documents and photographs

    You upload photographs and property documents, and a person at ClariSale reviews every file before anything reaches your public page. In the finished service the document that evidences a fact sits with the fact, and you decide who sees it.

  3. What is confirmed and what is missing

    ClariSale checks the record is complete and that every required fact has a source. You see what is confirmed, what is missing, and what is stopping the home going live. It is about the record, never about you.
  4. Review and publication

    A person at ClariSale reviews every fact and its source. Approval freezes exactly what was reviewed, so nothing can quietly change afterwards. The listing is published with the source of each fact beside it.
  5. Verified interest and viewings

    Only buyers whose identity and funding have been established can register interest or ask to view. Each check names what was established, by whom, and how long it holds.
  6. The Transparent Offer Window

    Offers are made inside a window with a published closing time, under rules disclosed before anyone joins. Every buyer offers under the same disclosed rules.
  7. You choose your buyer

    You see each offer with the buyer's checks beside it, so price and readiness sit together. The choice is always yours, and ClariSale records it.
  8. Through to completion

    After you choose, the sale becomes one shared timeline: who owns each step, what it is waiting on, and what happens next. If it falls through, your backup buyer is still there rather than starting again.
ClariSale’s completeness checks and the status of a buyer’s checks are guidance only. They are not a survey, a valuation, a legal opinion or a lending decision.

Common questions

Is this an auction?
No. It is not an auction: nothing binds until contracts are exchanged, and you are never obliged to accept the highest amount. ClariSale records whatever you decide.
Do I have to take the highest offer?
No. You always choose your buyer, the highest offer is never awarded automatically. ClariSale records the decision.
Does ClariSale run a credit check on buyers?
No. ClariSale is not a lender, runs no credit check and uses no credit data of any kind. A buyer shows evidence of how they intend to pay, such as an agreement in principle or proof of funds, and ClariSale records the status and the date. The figure a seller sees about a buyer is explained in the next answer.
What do buyers see about me, and what do I see about them?
Buyers see the listing exactly as it was approved, with the source of each fact. You see the status and date of each of a buyer's checks, and a figure summarising how far along their paperwork is, worked out by a published formula and always shown with the whole of its working. The buyer sees their own before any seller does, and it is advice to a person rather than a decision. Neither side ever sees the other's documents.
Are there photographs on a listing?
Sellers can upload them, and a photograph appears on a public listing only after a person at ClariSale has reviewed it. A listing with none says so rather than filling the gap with a picture of a different house.
What does it cost?
£899 if you run the sale yourself, £1,799 if ClariSale does the work. Both include VAT, both are paid on completion, and there is nothing to pay if your home does not sell. ClariSale is not open to customers yet, so nothing can be bought today.
